Qualifying rent
DSCR rent requirements: show the income the right way.
Review current lease income, appraisal market rent, vacancy, future rental use, and short-term-rental support without assuming every gross deposit qualifies.
Qualifying rent is one of the most important inputs in a DSCR review, but the acceptable source depends on property status and available program. A current lease, appraisal rent schedule, supported market rent, or approved short-term-rental methodology may be considered differently.
Common rent situations
| Property status | Possible support | Review focus |
|---|---|---|
| Currently leased | Executed lease, rent roll when applicable, payment history, appraisal market rent | Lease terms, occupancy, market support, and program treatment |
| Vacant or future rental | Appraisal market-rent schedule, supported market data, signed future lease when available | Condition, marketability, realistic rent, and intended non-owner occupancy |
| Short-term rental | Program-accepted operating history, market analysis, appraisal support, or other approved source | Seasonality, gross versus qualifying income, management, and property eligibility |
| Multiple units | Unit leases, rent roll, appraisal rent schedule, and occupancy information | Combined qualifying rent and complete property expense |

What not to assume
- Gross bank deposits are not automatically the qualifying rent.
- Nightly rate multiplied by 30 is not automatically acceptable short-term-rental income.
- A lease amount may still be compared with appraisal market rent or other support.
- Vacancy does not automatically prevent a purchase or refinance review.
- Qualifying rent and actual operating cash flow are related, but they are not always the same calculation.
Rent-requirement questions
Can market rent be used when the property is vacant?
Potentially, depending on property status, appraisal support, condition, intended rental use, and available program. The property should be submitted as vacant so the correct review path is used.
Can Airbnb or VRBO income be used?
Some programs may consider approved short-term-rental income sources, while others rely on market rent or a different methodology. The property, history, location, and documentation must be reviewed.
What rent is needed for a 1.25x DSCR?
Multiply the program-specific monthly PITIA or debt service by 1.25. For example, $4,200 of PITIA would require $5,250 of qualifying monthly rent for a 1.25x estimate.
