DSCR Loan Requirements

DSCR loan requirements, without the mystery.

A clean review connects the property, rent, leverage, credit, reserves, entity, appraisal, title, insurance, and business purpose. Exact guidelines vary by program.

DSCR loan requirements are not one universal checklist. Lenders and investors apply different credit, leverage, ratio, property, reserve, experience, and documentation rules. The strongest first step is to submit the actual deal instead of trying to qualify from one advertised minimum.

Core requirements commonly reviewed

CategoryWhat may be reviewedWhy it matters
Property cash flowLease, market rent, appraisal rent schedule, or supported short-term-rental incomeEstablishes the qualifying rent used in the DSCR calculation

CreditCredit score, mortgage history, housing history, credit events, liabilitiesInfluences eligible leverage, pricing, reserves, and program access
LeveragePurchase price or value, requested loan amount, down payment, payoff, cash-outDetermines LTV and available proceeds
LiquidityDown payment, closing funds, reserves, source of funds, bank statementsSupports closing and post-closing payment capacity
Property eligibilityType, condition, marketability, occupancy, appraisal, title, insuranceConfirms the collateral fits the selected program

Rent documentation

The lender may use a current lease, appraisal market-rent schedule, purchase-market rent, or supported short-term-rental income. Vacant properties and newly acquired rentals may still be reviewable, but the acceptable rent source depends on the program and appraisal.

Credit and LTV

Credit and leverage work together. A stronger score, cleaner housing history, lower LTV, stronger property coverage, and greater reserves can improve the available structure. Lower scores, unique property types, lower DSCR, cash-out, or recent credit events may reduce leverage or require another program.

Documents to prepare

  • Government identification and borrower or guarantor information.
  • Purchase contract or current mortgage statement and payoff information.
  • Property insurance, title or vesting details, and appraisal access.
  • Lease, rent history, market-rent support, or short-term-rental documentation.
  • Bank statements or other evidence of closing funds and reserves.
  • LLC or entity formation documents, operating agreement, EIN, and good standing when applicable.
  • Business-purpose and occupancy certifications required by the lender.

Owner-occupied intent belongs in a different path. The DSCR quote flow is for rental or investment property. Disclosed owner-occupied intent should be routed to an appropriate consumer mortgage review rather than silently reclassified.

What is not a requirement to start?

You do not need to upload sensitive documents into the public quote path, and no hard credit pull is required to begin. The initial intake collects scenario details and contact information; secure documentation and formal authorizations come later if you proceed.

Your next move

Turn the checklist into a term-sheet review.

The guided review captures the exact property and transaction details needed to route your scenario intelligently.
