Refinance financing
DSCR rate-term refinance built to replace existing debt.
Review a rental-property refinance around current value, existing payoff, requested new loan, qualifying rent, payment coverage, title, seasoning, and the reason for restructuring the debt.
A DSCR rate-term refinance is generally focused on replacing existing rental-property debt rather than taking material equity proceeds. The new structure may be reviewed to adjust rate, term, amortization, interest-only features, prepayment structure, or payment profile, subject to available program and the complete file.
Keep the objective clear. A rate-term refinance and a cash-out refinance are not interchangeable. The payoff, requested loan, permitted closing costs, proceeds, seasoning, and use of funds can change the transaction classification.
Rate-term versus cash-out

| Core math | Value, payoff, requested new loan, payment, rent, DSCR | Value, payoff, requested proceeds, total loan, LTV, rent, DSCR |
| Proceeds | Generally limited by transaction classification and closing needs | Business-purpose proceeds are part of the requested structure |
| Key review | Existing debt, seasoning, payment improvement, title, and property cash flow | Equity, seasoning, use of funds, leverage, and property cash flow |

Rate-term refinance questions
Can a refinance include closing costs?
Transaction classification and eligible costs vary by program. The safest approach is to provide the current payoff, requested new loan, expected costs, and desired proceeds so the complete structure can be reviewed.
Does a lower payment automatically mean the loan works?
No. Payment coverage is important, but the lender also reviews property eligibility, credit, assets, reserves, title, insurance, appraisal, seasoning, and the final transaction structure.
What if I also want cash back?
Use the cash-out path when business-purpose equity proceeds are part of the request. Separating the objective at the beginning prevents payoff and proceeds math from colliding.
