File readiness
DSCR loan documents: prepare the file without the scramble.
Start with the property and transaction, then assemble only the borrower, entity, title, insurance, appraisal, and closing items the actual scenario requires.
“No traditional income documentation” does not mean “no documentation.” A DSCR file still has to establish the transaction, property, qualifying rent, requested financing, assets, identity, vesting, title, insurance, appraisal, and business purpose.
Use this as a readiness checklist—not a universal condition list. Exact documents vary by property, borrower, entity, state, investor, loan amount, transaction, and final underwriting review.

Documents are requested by transaction
A clean process does not ask every investor for every possible document on day one. The quote should first identify purchase, rate-term, or cash-out; property status; property type; requested leverage; rent; credit range; entity; and closing objective. That allows the lending team to request the next useful items instead of creating unnecessary work.
Document questions
Do DSCR loans require personal tax returns?
Many DSCR programs are designed around rental-property cash flow rather than conventional personal-income qualification. However, exact documentation varies, and other financial, asset, entity, or property information may still be required.
Should I upload sensitive documents into the public chatbot?
No. Do not enter Social Security numbers, dates of birth, bank account numbers, passwords, tax IDs, card information, or documents into public chat. Use the lender’s secure process when documents are requested.
What should an LLC borrower prepare?
Common entity items may include formation documents, operating agreement, EIN support, good standing, ownership or signing authority, entity bank information when requested, guarantor identification, and title or insurance alignment.
