What is a DSCR ratio? Rent divided by carrying cost.
Use the ratio to understand how the property’s qualifying rent compares with the program-specific monthly payment or debt-service calculation.
DSCR stands for debt service coverage ratio. For many residential rental-property programs, a simplified estimate is qualifying gross monthly rent divided by qualifying monthly PITIA. PITIA commonly refers to principal, interest, property taxes, insurance, and association dues. Program calculations may differ.
Estimated DSCRQualifying monthly rent ÷ qualifying monthly PITIAExample: $5,200 rent ÷ $4,000 PITIA = 1.30x
How to read the ratio
Above 1.00xModeled rent is greater than modeled carrying cost.
1.00xModeled rent equals modeled carrying cost.
Below 1.00xThe model shows a coverage gap; alternate leverage or program structures may still be reviewed.
Test the math with real numbers
Model the property before the quote.
Use a known payment or model one. Blank means unknown; zero means a confirmed zero.

Educational estimates only. Not an approval, rate quote or commitment. Vacancy, repairs, management and capital expenses are not included in rent less PITIA. Qualifying methods vary by program.

What changes a DSCR ratio?
- A different requested loan amount can change principal and interest.
- Taxes, insurance, HOA, flood insurance, ground rent, or subordinate debt can change the qualifying expense.
- The acceptable rent may come from a lease, appraisal market rent, or another program-approved source.
- Interest-only or amortization structure can change the modeled payment.
- The program may use a different ratio methodology or threshold.
DSCR ratio questions
Is 1.25x required for every DSCR loan?
No. There is no single universal ratio requirement. Available programs can vary by credit, leverage, property, loan amount, state, rent source, reserves, and the overall file.
Can a property below 1.00x still be reviewed?
Potentially. A lower requested loan, different structure, stronger credit, additional reserves, or another available program may change the result. Submit the actual scenario rather than assuming one ratio ends the review.
Should I use gross rent or net cash flow?
Residential DSCR programs often begin with a qualifying gross-rent figure and a program-defined housing expense, but the exact numerator and denominator must be confirmed for the available program.
