DSCR cash-out refinance: turn eligible equity into business capital.
Review value, current payoff, requested proceeds, rent, leverage, seasoning, credit, and the intended business or investment use of funds.
A DSCR cash-out refinance replaces existing financing on an eligible rental property and may return a portion of eligible equity to the investor. The qualification still centers on the investment property and the full file, while the cash available is constrained by value, maximum eligible LTV, current payoff, closing costs, seasoning, and program rules.
Basic cash-out math
Illustrative formula: eligible new loan amount − current liens and required payoffs − closing costs = estimated cash available. The appraisal, lender LTV cap, and final payoff control the actual proceeds.
What changes from a rate-term refinance?
The quote path asks for the requested loan amount, current payoff, and desired net cash-out separately. Enter estimated closing costs when known to compare the requested loan with modeled proceeds. A free-and-clear property starts with zero payoff. The lending team reviews the business or investment use of funds and confirms the final figures.
Common review factors
- Current appraised value and whether another value basis is permitted.
- Time since acquisition, prior financing, or recent listing.
- Existing mortgage, subordinate liens, taxes, judgments, and other required payoffs.
- Requested cash-out amount and business or investment use.
- Current or supported market rent and estimated PITIA.
- Credit, mortgage history, reserves, assets, title, insurance, and entity.
- Property type, condition, occupancy, and marketability.
Free-and-clear properties
When the property has no current mortgage, the payoff should be entered as zero. The quote logic then treats the requested loan as the gross proceeds before costs rather than subtracting a default balance that does not exist.
Potential uses of proceeds
Eligible proceeds may be used for business or investment purposes such as another acquisition, renovation, reserves, business liquidity, property improvements, or restructuring investment debt, subject to lender policy and applicable law. The financing is not intended for personal, family, or household use.
Cash-out is not automatically the maximum LTV
The strongest structure may be below the maximum available leverage. A lower requested amount can improve DSCR, pricing, reserves, and cash flow. The term-sheet review should compare the requested proceeds with the long-term payment and prepayment structure.
