DSCR loans built for rental-property investors.
Qualify the deal around property cash flow, requested leverage, credit, assets, and the complete investment-property file—not a conventional personal-income box.
A debt service coverage ratio loan is a business-purpose mortgage designed around the economics of a rental or investment property. Instead of starting with personal tax returns, W-2s, and a conventional debt-to-income calculation, the review focuses on the property’s qualifying rent compared with its qualifying debt service or PITIA.
Core formula: qualifying monthly rent ÷ qualifying monthly PITIA or debt service = estimated DSCR. A 1.00x ratio means the modeled rent equals the modeled carrying cost.
What a DSCR lender actually reviews
“No traditional income documentation” does not mean “no underwriting.” A complete DSCR file can include the property address and type, appraisal, market rent or lease, requested loan amount, purchase contract or current payoff, credit, assets and reserves, title, insurance, entity documents, housing history, experience, and the intended business purpose of the financing.
Purchase loans
For a purchase, the Guru intake connects the purchase price, requested loan amount, modeled down payment and LTV, rent, property type, credit range, and deal status. Stronger leverage and pricing usually require a stronger overall file, not just a single ratio.
Rate-term refinances
A rate-term review looks at current value, existing debt, requested new loan, property cash flow, seasoning, title, and the objective behind replacing the current financing. The new loan may be structured to change rate, term, amortization, interest-only period, or prepayment option, subject to program availability.
Cash-out refinances
Cash-out scenarios add the requested proceeds and business use of funds to the value and payoff analysis. Maximum eligible leverage may be lower than a purchase or rate-term refinance, and seasoning rules can affect usable value.
Property and borrower structures
Eligible DSCR programs may consider single-family rentals, 2–4 units, condominiums, townhomes, planned-unit developments, certain short-term rentals, and other approved investor properties. Eligible vesting may include individuals or approved business entities. Guidelines differ by property, state, investor, loan size, credit, DSCR, and transaction structure.
| Path | Primary inputs | Common objective |
|---|---|---|
| Purchase | Price, down payment, requested loan, rent, credit, property | Acquire a rental without conventional income qualification |
| Rate-term refinance | Value, payoff, requested loan, rent, seasoning, credit | Replace existing debt or adjust structure |
| Cash-out refinance | Value, payoff, requested proceeds, LTV, rent, use of funds | Access eligible equity for a business or investment purpose |
Why use the Guru intake?
The quote flow branches by transaction type and organizes price or value, requested loan, rent, and expenses for professional review. Save your contact details at the optional checkpoint, or add them when you send the completed scenario.
